The first edition of the work.

Very scarce, particularly with the vanishingly scarce dust wrapper.

With thirteen colour plates, one monochrome plate, a folding plan and several vignette illustrations. Collated complete.

Illustrated by Charles Paget Wade, an English architect and artist, who was a close friend of the author. A charming tale, detailing the fictional Caldicott House and its residents.

Condition

In the original publisher's cloth binding in the original unclipped dust wrapper. Externally very smart with bumping to the head and tail of the spine and the extremities. The occasional light mark to the boards. Dust wrapper is worn with significant loss particularly to the rear of the wrap. Handling marks to the wrap. Spotting to the reverse of the wrap. Internally firmly bound. Pages generally bright and clean with age toning to the extremities. Age toning to the half title. Minor closed tear to head of folding plate. The odd spot to the first and last few pages.
